The key to profitably turning units over from rentals to salable is the specification of the turn over package and the management of this process. Adequate preparation time and planning prove to be the determinants for every successful project.

Existing conditions, age of the structure and finishes, recent improvements, budget, sales price, and applicability of these to the individual units all must be weighed and calculated into the turn process. Each of these factors also requires experienced, specialized management on a per unit basis. Given the project’s pricing model and budgets, a turnover package can be as minimal as touch-up painting and final cleaning, or as extensive as replacement of cabinets, countertops, tile flooring, complete interior re-painting, new flooring, electrical outlets and switches, plumbing fixtures, interior doors and hardware.
